You have a few different options if you don't want to write a check to pay Closing Costs.
For Purchases - The best option is to ask the seller to pay your closing costs. This happens all the time. Its your offer and you can word it however you prefer. Just add the following wording in your Offer to Purchase and Purchase and Sale Agreement: "Seller agrees to pay $______________ towards the Buyer's Closing Costs, Prepaid Escrows and Loan Discount Fees".
This will cover you so your mortgage professional has options to work with. Quite often, a percentage is inserted instead of a fixed fee. For instance, asking the Seller to pay 3% of the purchase price towards your closing costs.
Now you only have to come up with your down payment, or get one of our Nothing Down loans here for a true Zero Down Mortgage.
For Refinancing - If you are not real tight on equity in you property, your new mortgage can be slightly higher than your current payoff essentially rolling the closing costs into your new mortgage.
If your equity is tight, your mortgage company can pay your closing costs for you by selecting the appropriate new loan that has that option.
